Project Objective

Trammell Crow Residential has negotiated a land-lease-purchase contract with the Washington Metropolitan Area Transit Authority (WMATA) to transform an existing 15-acre surface parking area into a Transit Oriented Development (TOD) project comprised of residential, retail, parking structure and public transportation components.

Wendel Duchscherer was retained by Trammell Crow Residential to provide the transportation planning, architectural and engineering design services for
the intermodal component and the parking structure, including the shell space for the retail component located within the parking structure. The project is located on the south side of the Dunn Loring Metrorail Station, and the current surface parking area serves
as a Park and Ride primarily for Metrorail. 

 

Solution

This TOD project is designed to encourage and
facilitate use of public transportation by providing all necessary amenities within walking distance of the Dunn Loring Station. The current development plan for the site provides for 720 residential units supported by retail development immediately adjacent to these units. A 2000 vehicle parking structure will replace the current surface parking area, with a portion of the retail development being located on the street level of the parking structure and oriented so that it fronts on the main access street running through the development.

One of the operational focal points of the development is the intermodal component, which provides for 8 bus slips dedicated to local bus routes, thereby allowing transportation users to transfer from the Metrorail to the local bus service, as well as transfer / staging areas for taxi and shuttle service. Bicycle storage lockers are also provided. While the parking structure provides the Park and Ride function for public transportation users, additional provisions are made for safe and efficient
passenger drop-off and pick-up by car, know as Kiss
and Ride.
